Carpet prices are published freely by the people who sell carpet, and each retailer publishes its own. That makes any single figure easy to find and hard to judge. This page puts the published Australian figures side by side, separates what each one includes, and then covers the two things a carpet retailer has no reason to explain: when water-damaged carpet has to be replaced rather than dried, and which insurance policy carpet actually belongs to.

Published carpet prices, side by side

Carpet prices as published by Australian flooring retailers, with the basis each states. Read 26 October 2026; each row links to the page it was read from.
Published byWhatPrice Basis
Newstyle Carpets (Sydney)Carpet, supply and installation$55 to $75per m², stated average incl. materials and labour
Payless Flooring (Sydney)Carpet replacement, all in$50 to $185per m² incl. removal, depending on the new floor
Payless Flooring (Sydney)Lifting and removing old carpet$15 to $35per m², incl. gripper and disposal
Wizard Carpets (Gold Coast)Carpet, supply and installation$40 to $120per m², roughly; labour only $20 to $35
Wizard Carpets (Gold Coast)Underlay alone$5 to $25per m², by type
The Flooring Centre (Melbourne)Installation with quality underlay$25 to $35per m², carpet priced separately
Mike’s Carpets (Melbourne)Carpet / underlay / installation / removal$20–60 / $5–15 / $15–25 / $3–10per m², by component
Jupps Floor CoveringsCarpet installed, polypropylene to wool blend$20 to $150per m²: polypropylene $20, nylon $40, wool $50–60, blend $125–150

The spread is wide because the figures are not the same thing. Some are supply and installation — carpet, underlay and labour in one price. Some are installation only, with the carpet priced separately. Replacement adds removal of the old carpet and gripper. And the carpet itself ranges from budget polypropylene to wool blends several times the price. Before comparing two quotes, check which of those four lines each includes.

A worked example: one bedroom

A 12 square metre bedroom, using the published figures above:

  • Supply and install, mid-range: 12 m² at $55 to $75 is $660 to $900 on the Sydney figure.
  • Plus removal of the old carpet: 12 m² at $15 to $35 is $180 to $420 on the Sydney removal figure; Mike’s Carpets publishes removal at $3 to $10 a square metre, $36 to $120.
  • Or dried and relaid instead: one restorer’s published rate card puts one room of wet carpet dried over three days at $1,260 excluding GST, and relaying the carpet after drying at $250.

Carpet is sold in roll widths, so a quote may be for more square metres than the floor area. Ask how many metres were quoted and why.

Ask for wet carpet to be assessed before you replace it

Four digits. Only restoration companies covering your postcode call you back, and only when they are taking enquiries.

After water damage: dry it or replace it?

Whether carpet can be saved depends on what wet it and for how long:

  • Clean water, caught early. Carpet wet from a burst supply pipe and extracted and dried quickly may be able to stay, and the underlay is a separate decision. Wet carpet covers what decides it.
  • Mould. NSW Health says absorbent materials such as carpet, once mould-contaminated, should be professionally cleaned or replaced (NSW Health, Mould factsheet).
  • Sewage or floodwater. Queensland’s disaster guidance says absorbent items that cannot be cleaned easily, carpet among them, should be thrown away if they are wet for more than 2 days (Queensland Government, Mould (disasters and emergencies)). Category 3 water explains why contaminated carpet is removed rather than dried.

If you are claiming, photograph the carpet and keep a cut sample before anything is thrown out; the insurer may want to see the material, the colour and the backing.

Building or contents? What the regulations say

Carpet fixed to the floor looks like part of the building. The standard cover definitions treat it otherwise. Regulation 4(1) of the Insurance Contracts Regulations 2017 defines contents as including furniture, furnishings and carpets (whether fixed or unfixed) (Insurance Contracts Regulations 2017 (Cth) reg 4(1), definition of contents, para (a)), and defines home building as including fixed wall coverings, fixed ceiling coverings and fixed floor coverings (other than carpets) (Insurance Contracts Regulations 2017 (Cth) reg 4(1), definition of home building, para (c)). Under standard cover, carpet is contents whether or not it is fixed.

A policy can draw the line differently, but the Insurance Contracts Act limits how far an insurer can rely on a departure from standard cover: unless the insurer clearly informed you in writing beforehand (Insurance Contracts Act 1984 (Cth) s 35(2)). So the answer for your claim is in your own policy wording. It matters most in three situations:

  • You have building cover but no contents cover, or the reverse. Check which policy names carpet before you lodge.
  • You rent. The carpet is the landlord’s. A leak that damages it is the landlord’s repair, and if it is claimed, it is the landlord’s claim; your own contents policy covers your belongings, not their carpet.
  • You own a unit. On this site’s strata water damage table, carpet inside the lot sits on the lot owner’s side, on a contents or lot-owner policy — consistent with the standard cover definition.

What happened

What let the water in?

Where is it up to right now?

Who are you in relation to the property?

Are you claiming on insurance?

Four digits. It decides who can actually get to you, and which state’s building rules apply to the repair.

A useful answer looks like: “Flexi hose under the kitchen sink let go overnight. Kitchen and hallway carpet soaked, water has reached the second bedroom. Plumber capped it at 7am. Nobody has been out to dry it.”

  • Sent only to restoration companies covering your area, and never to more than three
  • Free to you — any company we pass it to pays a fixed fee per enquiry, agreed in advance
  • No obligation, and nothing here affects your insurance claim

Your enquiry is ready to send

Here is what happens after you submit:

  1. Your answers go only to restoration companies covering your postcode, and only when they are taking enquiries.
  2. No more than three of them may contact you, using the details you gave.
  3. You decide who, if anyone, you use. You are committed to nothing, and this does not lodge, alter or affect an insurance claim.

We are not a restoration company and we do not attend, assess or repair anything.

Common questions

How much does carpet installation cost in Australia?

On prices published by Australian flooring retailers in 2026, supply and installation runs from about $40 to $120 per square metre (Wizard Carpets, Gold Coast) and $55 to $75 (Newstyle Carpets, Sydney), and installation with underlay alone from $25 to $35 per square metre with the carpet priced separately (The Flooring Centre, Melbourne).

How much does it cost to replace carpet?

Replacement adds removal of the old carpet: Payless Flooring in Sydney publishes $15 to $35 per square metre for lifting, pulling the gripper and disposal, and $50 to $185 per square metre all in depending on the new floor.

How much does carpet cost per square metre?

By type, Jupps Floor Coverings publishes installed prices of about $20 for polypropylene, $40 for nylon, $50 to $60 for wool and $125 to $150 for a nylon and wool blend. Mike's Carpets (Melbourne) publishes the carpet itself at $20 to $60 per square metre, underlay $5 to $15 and installation $15 to $25.

Is carpet covered by building or contents insurance?

Under the standard cover definitions in reg 4(1) of the Insurance Contracts Regulations 2017, contents includes carpets whether fixed or unfixed, and home building includes fixed floor coverings other than carpets. A policy can draw the line differently, but under s 35(2) of the Insurance Contracts Act it can rely on that only if you were clearly informed in writing.

Should water-damaged carpet be replaced or dried?

Carpet wet with clean water and caught early may be able to be dried in place. Carpet soaked by sewage or floodwater, or left wet long enough to grow mould, is a different case: NSW Health says mould-contaminated absorbent materials such as carpet should be professionally cleaned or replaced, and Queensland's disaster guidance says absorbent items such as carpet that are wet for more than 2 days should be thrown away.

Who pays for replacing carpet in a rental after a leak?

Carpet in a rental belongs to the landlord, so a leak that damages it is the landlord's repair and, if covered, the landlord's claim. Under standard cover definitions that is a contents question, so landlord insurance or a landlord contents policy is where to look.
