Water damaged ceiling repair cost

A water damaged ceiling can be a $200 patch or a new ceiling. The difference is what the sheet needs, and what has to happen before anyone fixes it.

A water damaged ceiling can cost $200 to put right or several thousand, and both ends are in the prices Australian ceiling businesses publish. What moves the number is not the city. It is what the sheet needs: a coat of sealer and paint, a patch, re-fixing, a section cut out, or a new ceiling. This page puts the published prices side by side, then sets out what a ceiling quote usually leaves out and who pays for it.

Five jobs behind “fix the ceiling”

What repairing a water damaged ceiling can mean, and the published price for each. Sources in the table above.
JobWhen it is the answer Published price
Seal and paintThe sheet stained but dried firm and flat $15 to $25 per m² (Fixit); $14 to $28 per m² (The Quote Yard)
PatchA small area cut out around a leak point or a drip hole $200 to $600 (QuickQuote); $220 to $650 (The Quote Yard)
Re-fixThe sheet dropped because the adhesive or fixings let go, but is dry and sound$30 to $55 per m² (Fixit); $450 to $1,300 per room (The Quote Yard)
Replace a sectionPart of the sheet softened, sagged or crumbled $500 to $1,800 (QuickQuote); $650 to $2,800 (The Quote Yard)
Replace the ceilingMost of a room is affected, or the sheet has come down$70 to $130 per m² (Paul’s); $90 to $120 per m² (Fixit); $950 to $2,600 per room (The Quote Yard)

The line between re-fixing and replacing is the one that matters most. The Quote Yard’s guide puts it plainly: re-fixing suits a plasterboard ceiling that sagged through adhesive failure but is otherwise sound and dry, and replacement is the answer where the sheet is water damaged, crumbling or has partly collapsed. A sheet that has been soaked and dropped is in the second group, even if it looks as if it could be pushed back up.

Ask for the wet ceiling to be dried and quoted

Four digits. Only restoration companies covering your postcode call you back, and only when they are taking enquiries.

What a ceiling quote usually leaves out

  • Drying the cavity first. A plasterer replaces the sheet; drying the roof space and the framing above it is a separate job. One restorer’s published rate card puts one room dried over three days at $1,260 excluding GST. Ceiling water damage covers when a ceiling can be dried in place and when it cannot.
  • The electrician. Downlights and fittings have to be disconnected before a sheet comes down and reconnected after. Fixit Ceilings publishes electrical work from $160 per visit, depending on how many lights are involved.
  • Painting the whole ceiling. Fixit says the entire ceiling generally needs to be painted for a consistent finish, so a one-metre patch can mean painting the room.
  • Cornice. hipages publishes cornice supply and install at $4 to $16 per linear metre; The Quote Yard publishes cornice repair or replacement at $28 to $70 per metre.
  • Insulation. Wet insulation above the sheet usually comes out with it. No published Australian price for replacing it could be read for this page, so none is given.
  • Asbestos. Victoria’s Department of Health says Australian homes built before 1990 may contain asbestos (Victorian Department of Health, Asbestos in the home). In an older home, have the ceiling tested before anyone cuts it. The Quote Yard publishes licensed asbestos ceiling removal at $90 to $180 per m², including disposal, with the new lining on top of that.
  • The leak itself. A new ceiling under a roof or a shower that still leaks is the same bill twice. Roof leak repair cost and shower leak repair cost set out those prices.

One ceiling, added up

A pipe in the roof space leaks overnight above a 3 by 4 metre bedroom. By morning the ceiling has sagged and has to come down. On the published figures above:

  • Remove and replace 12 m² of ceiling: $1,080 to $1,440 at Fixit’s $90 to $120 per m², or $840 to $1,560 at Paul’s $70 to $130.
  • Paint 12 m² of ceiling: $180 to $300 at $15 to $25 per m².
  • Electrician to drop and refit the lights: from $160 per visit.
  • Drying the cavity before the new sheet goes up: $1,260 excluding GST on the rate card above, for one room over three days.

That puts the ceiling itself at roughly $1,420 to $1,900 on Fixit’s figures with the electrician at its starting price, which sits inside The Quote Yard’s $950 to $2,600 for one room. The plumbing repair and any insulation are on top. A real quote will differ; the point of adding it up is to know which lines should be on it.

Who pays for the ceiling

Insurance. The ceiling is almost never the cause. It is where the water ended up, so the claim turns on what was above it. A pipe that burst or a storm that damaged the roof can be a listed event. A roof or a shower that had been leaking slowly is where insurers rely on the exclusion for wear and tear, rust or corrosion (Insurance Contracts Regulations 2017 (Cth) reg 19(2)(b)). Roof leak cover goes through how that plays out for a roof.

Renting. A ceiling coming down under a leak is the rental provider’s repair, and a serious roof leak is an urgent one. In the ACT, urgent repairs include a burst water service, a serious roof leak, flooding or serious flood damage, and serious storm damage (Residential Tenancies Act 1997 (ACT) sch 1, cl 60). If the landlord or agent cannot be got to act, a renter can arrange urgent repairs and be reimbursed up to $1,000 in NSW (NSW Government, Getting repairs done; Residential Tenancies Act 2010 (NSW) s 64(3)) and up to $2,500 in Victoria (Residential Tenancies Regulations 2021 (Vic) reg 32; Residential Tenancies Act 1997 (Vic) s 72). Put the request in writing first; both Acts run from written notice.

Strata. When the water came from the unit above or the roof, the question is where it came from rather than whose ceiling it is. The NSW Government lists water damage coming from common property among the examples of common-property repairs, which are the owners corporation’s (NSW Government, Strata repairs and maintenance). Strata water damage sets out who claims on which policy.

Four digits. It decides who can actually get to you, and which state’s building rules apply to the repair.

A useful answer looks like: “Flexi hose under the kitchen sink let go overnight. Kitchen and hallway carpet soaked, water has reached the second bedroom. Plumber capped it at 7am. Nobody has been out to dry it.”

  • Sent only to restoration companies covering your area, and never to more than three

Your enquiry is ready to send

Here is what happens after you submit:

  1. Your answers go only to restoration companies covering your postcode, and only when they are taking enquiries.
  2. No more than three of them may contact you, using the details you gave.
  3. You decide who, if anyone, you use. You are committed to nothing, and this does not lodge, alter or affect an insurance claim.

We are not a restoration company and we do not attend, assess or repair anything.

Common questions

How much does it cost to repair a water damaged ceiling?

On prices published by Australian businesses, a water-damaged section of ceiling is $500 to $1,800 on QuickQuote's national figures and $650 to $2,800 on The Quote Yard's 2026 Victorian estimate. A small patch starts at about $200. Drying the cavity, the electrician and painting are usually extra.

How much does it cost to replace a ceiling?

Published replacement prices are $70 to $130 per square metre to remove an old ceiling and replace it (Paul's Plastering, Sydney) and $90 to $120 per square metre (Fixit Ceilings, Perth). The Quote Yard puts one room's ceiling at $950 to $2,600 and a whole house at $6,500 to $22,000.

Can a water damaged ceiling be repaired without replacing it?

Sometimes. A ceiling that stained but dried firm can often be sealed and painted. One that has sagged, softened or crumbled is usually cut out and replaced. Re-fixing, which screws a sagging sheet back up, suits a sheet that dropped because the adhesive failed but is otherwise sound and dry, not one that was soaked.

Does insurance cover a water damaged ceiling?

It depends on where the water came from. A sudden escape from a pipe or a storm that damaged the roof can be a listed event. A roof or shower that had been leaking slowly is where insurers rely on the wear and tear exclusion. The ceiling is usually the damage, not the cause, so the cause decides the claim.

Who pays for a ceiling leak in a rental?

The landlord or rental provider. A serious roof leak is an urgent repair. If they cannot be reached to fix it, a renter can arrange it and be reimbursed up to $1,000 in NSW and $2,500 in Victoria, in writing and within the deadlines the Acts set.

Do I need to repaint the whole ceiling after a repair?

Usually. Fixit Ceilings says the entire ceiling generally needs to be painted to get a consistent finish once the plaster has cured, and publishes painting at $15 to $25 per square metre.
