Mean 9am relative humidity, the highest month, with July 85% and May 84%; the annual mean is 75% (1995–2010). Mean annual rainfall is 456.9 mm.

Property owners’ responsibility, along with ensuring run-off does not adversely affect other properties. Roofing, gutters, downpipes, pits and underground drains on private property are a privately owned system; the City maintains its own infrastructure from the legal point of discharge. The City says it manages more than 2,450 kilometres of drains and that tree root intrusion is its biggest cause of pipe damage.

So a blocked downpipe or a broken pit that lets water pond against a wall is the owner’s to fix, and the damp and mould that follow are part of the same problem. On the sewer side, Barwon Water maintains from the main from the sewer main to the first inspection opening or one (1) meter inside the property boundary, whichever is lesser (Barwon Water, Sewer blockages); a blockage beyond that which overflows through a floor waste is Category 3 water, and what it soaks is removed rather than dried. Renting, testing and cleaning

Geelong rentals are under the same Victorian law as Melbourne’s: every room must be free from mould and damp caused by or related to the building structure (Residential Tenancies Regulations 2021 (Vic) sch 4 item 8), structural mould is an urgent repair, and a renter who cannot get the rental provider to act can arrange it up to $2,500 (Residential Tenancies Regulations 2021 (Vic) reg 32; Residential Tenancies Act 1997 (Vic) s 72).
