Mould removal on the Gold Coast: units, rentals and the wet season
On the Gold Coast, the first mould question is whose it is: a body corporate, a lessor, or both. Queensland law answers each, and the wet months decide how fast it matters.
On the Gold Coast the first mould question is rarely how to clean it. It is whose it is. Titles Queensland counts more community titles schemes in the Gold Coast council area than in Brisbane, and Queensland rental law requires premises to be free of mould. Put those together and a mould problem after a leak can be a question for a body corporate, a lessor, or both, before it is a question for a cleaner.

For a scheme on a building format plan or a volumetric format plan. Section 198(3) requires the policy to cover damage and the costs incidental to reinstatement, including taking away debris and architects’ fees, and to provide for reinstatement to the condition when new. Section 195 defines damage to include damage from storm and water.
The last sentence of that note is the useful one: the Standard Module defines the damage the body corporate’s building policy must cover to include damage from storm and water. So where a pipe in a common wall or a failed roof membrane has let water into your lot, the building damage behind the mould belongs to that policy. Ask the strata manager whether the body corporate is engaging a restorer before you engage one yourself, and put the request in writing with photographs.
A free-standing house on a standard format plan is the exception: there the lot owner insures their own building (Queensland Government, Building insurance and valuation (body corporate)). The Gold Coast page covers the plan types and the canals.
Rentals: the same Queensland rules
A Gold Coast rental is under the same law as a Brisbane one. Premises must be free of damp and mould unless the tenant caused it (Residential Tenancies and Rooming Accommodation Regulation 2025 (Qld) sch 6 item 4), fixing mould caused by the property is an emergency repair, and a tenant who cannot reach the lessor can arrange it up to an amount equal to 4 weeks rent. What is worth knowing on the Gold Coast is that the lessor may itself be waiting on a body corporate: if the water came through common property, the lessor’s repair depends on the body corporate’s. The wet season, and after a cyclone

Mean annual rainfall, 1994–2026. The wettest months are February (183.8 mm), March (168.2 mm) and January (139.7 mm), and mean 9am relative humidity in those three months is 72%, 71% and 70% (1991–2010).
Wet air slows drying, and on the Seaway record the wettest months have mean 9am humidity around 70%. Queensland’s guidance is that the risk of mould increases after severe wet weather and natural disasters, and the most recent test of that was Tropical Cyclone Alfred, which the City’s recovery plan records as affecting the Gold Coast from 6 March 2025 (City of Gold Coast, Recovery Plan: Tropical Cyclone Alfred (version 2, as at 21 March 2025)).
For what to discard, Queensland’s guidance is that absorbent items that cannot be cleaned easily — mattresses, carpet, leather goods, ceiling insulation — should be thrown away if they are wet for more than 2 days (Queensland Government, Mould (disasters and emergencies)). Before anything goes to the kerb, the Insurance Council’s advice for wet materials that are a health hazard is to take a photograph, keep a sample and discard these items (Insurance Council of Australia, Help in disasters). The overflow relief gully
One Gold Coast cause of indoor water damage is worth a minute today. The City says the overflow relief gully and its cap are part of the private plumbing, so it is the property owner’s responsibility (City of Gold Coast, Wet weather sewage overflows), and its fact sheet warns that a gully covered by pot plants, tiles or paving can let a blocked sewer overflow inside the house. Sewage is Category 3 water: what it soaks is removed rather than dried, and mould that grows after it is treated the same way. Sewage backup covers the scope.
